The Spanish government recently introduced new regulations for tourist rental, which caused some unrest among potential buyers. However, according to MedVilla, there is no reason to worry. Rental remains perfectly possible

Since April 2025, the tourist rental of an apartment requires explicit permission from the co-owners of the building. But that certainly does not mean that renting out is impossible. On the contrary: many new construction projects are already fully equipped for tourist use from the moment they are developed. The rental is arranged in advance and owners no longer have to apply for or organize anything themselves. The rental permit is included directly with the purchase!

When you purchase a detached property, or a home where no active homeowners' association (HOA) is in place — or where the statutes do not prohibit holiday rentals — you generally do not need approval from other owners to apply for a rental license.
