New energy requirements for properties in Spain
29.05.2025From 2030, Spain will introduce new energy requirements for homes, resulting from European regulations aimed at improving the energy efficiency of buildings. These measures will have significant implications for homeowners, especially when selling or renting out their homes.
New energy requirements for homes in Spain
- From 1 January 2030: All homes sold or rented out must have an energy label of at least E.
- From 2033: The minimum requirement will increase to energy label D.
These obligations are part of the European Energy Efficiency Directive (EPBD), which aims to achieve climate neutrality by 2050.
Current situation of Spanish homes
Currently, around 80% of Spanish homes have an energy label of E or lower, with many older homes even having an F or G label. Without improvements, these homes will no longer be legally sold or rented out from 2030.
Measures to improve the energy label
To meet the new requirements, homeowners can consider:
- Improving the insulation of walls, roofs and floors.
- Replacing windows and doors with energy-efficient versions.
- Installing efficient heating and cooling systems, such as heat pumps.
- Using renewable energy sources, such as solar panels.
In addition, the Spanish government offers subsidies and financing options to support these sustainability measures.
Consequences of non-compliance with these new energy requirements for homes in Spain
Homes that do not meet the new energy requirements can:
- Not be sold or rented out by the set deadlines.
- Lose value on the property market.
- Be subject to fines or other legal restrictions.
It is therefore advisable for homeowners to take action in time and make their homes more energy efficient.
