All prices you see, with us or other offices, are always exclusive of the extra costs. Count on a 14% for this. (10% is already VAT that you pay on the new construction, the other 4% is for lawyer, civil-law notary, application for NIE number, connections to utilities, in short the entire administration mill that comes with it.) As a buyer, you NEVER serve the broker, we will be reimbursed by the selling party.

Do you know how the brokerage works here already? Everyone, every real estate agency basically has 99% of the same offer. Any apartment or villa that is now being built here can be sold by anyone. It is important for you to know that the price is the same for everyone, so that the game remains fair! So making appointments with 2 or more offices makes no sense. Because what office A shows you, office B can in principle no longer show you and therefore most certainly cannot sell. The person who gets to know you, has the “right to sell”.

You could also buy directly from the construction company, even then the price is the same. This is to prevent you from paying more or less than your neighbor. The disadvantage with such a direct purchase is that you are then on your own. You are at home, a few thousand kilometers away and therefore do not know what is happening here with the construction progress. We then count on our aftersales who do nothing more than inform people about the state of affairs. They actually replace your ears and eyes here in Spain. If something is not done properly by the construction company, they knock on the table and otherwise... you are on your own and unfortunately it can sometimes take a long time. That is one of the strengths of a family business such as MedVilla.

Also good to know is that we don't just want to sell everything. Spain doesn't have a good reputation because of the past. That is why we are quite strict about what we show you and what not. We do an initial check, are the permits in order, is the company solvent enough, does the company have a good reputation, were the delivery times well respected in the past, is the price-quality ratio ok, ... we need to be able to do several things first check it off and otherwise we won't visit it.

It is therefore possible that you see a project on our or other sites that we would rather not show you. Then we always say that honestly... we only want to sell the better and the best homes so that you don't have to worry.
